Reliable Charging. Simple for Residents.
Scalable for Management.
Apartment EV charging isn’t about the fastest possible charger.
When residents park for hours — often overnight — the priority
is a charging system that is reliable, easy to use, simple to
manage and able to grow as more residents move to EVs.
EN+ combines intelligent AC charging hardware with resident
access control, individual billing, Evchargo Cloud and
Dynamic Load Balancing.

Why Apartment Charging Is Different
It’s Not About Charging Fast. It’s About Charging Smart.
Your residents aren’t stopping for 20 minutes. They’re parking for the night.
For most apartment developments, residents arrive home in the evening and their vehicle may remain parked until the following morning. That changes the charging requirement.

DWELL TIME
Vehicles are normally parked for hours.

FAIR BILLING
Electricity usage needs to be allocated to the correct resident.

RELIABILITY
Residents need to know their charger will be available when they need it.

LOAD MANAGEMENT
Multiple chargers need to work within the building’s available electrical capacity.

EASY ACCESS
Charging needs to be simple for everyday users.

SCALABILITY
Today’s installation needs to accommodate tomorrow’s EV drivers.
Plug In Tonight. Ready for Tomorrow.
6:00 PM — ARRIVE HOME
Residents arrive home and park up for the evening.

PLUG IN
Connect and start charging — simply and reliably.

CHARGE OVERNIGHT
The system shares available power across every connected vehicle through the night.

7:00 AM — READY TO GO
Wake up to a charged car, ready for the day.
Dedicated or Shared Charging
Wake up to a charged car, ready for the day.

DEDICATED RESIDENT CHARGERS
A charger at an individual resident’s assigned parking space — ideal where residents have designated bays. Resident’s Bay → Resident’s Charger → Resident’s Account

SHARED EV CHARGING
Chargers in communal EV spaces for multiple residents or visitors — users identify themselves first, so sessions and usage are assigned correctly.
Shared Charger → Authorised User → Recorded Charging Session
Simple Charging for Residents
No complicated process every time they arrive home.
Depending on how the development is configured, EN+ gives residents different ways to access charging. Different users. Different ways to charge.

RFID
Tap. Plug in. Charge. An authorised RFID card linked to the resident’s charging account — a simple everyday experience.

PLUG & CHARGE
Simply plug in. Where dedicated chargers are configured appropriately, everyday charging can be kept extremely simple.

EVCHARGO APP
Your charging in your pocket. Residents can use the Evchargo App for compatible charger control and charging information.

QR
Scan to charge. Useful for occasional users, visitors or charging environments requiring ad-hoc payment.
Who Used the Electricity?
Make resident charging easy to account for.
A shared electricity supply means the charging system needs to know who charged, which charger they used, how much energy they used and what they should pay. Evchargo provides the charging data and user-management tools to manage different users across the network.

WHO CHARGED?
Every session is linked to an identified resident. Resident A → 186 kWh

WHICH CHARGER?
Know which charger was used for every session. Resident B → 94 kWh

HOW MUCH ENERGY?
The energy used in each charging session is recorded. Resident C → 211 kWh

WHAT SHOULD THEY PAY?
Each charging session. Assigned to the correct user.
Choose How Residents Pay
One development doesn’t have to operate like another.
Depending on the commercial model chosen for the development, charging can be configured around different billing arrangements. The charger can be shared. The bill doesn’t have to be.

PAY FOR USAGE
Residents pay for the electricity associated with their charging.

COST RECOVERY
Recover the costs associated with providing and operating the charging service.

FIXED USER GROUPS
Create controlled access for approved residents.

VISITOR / OCCASIONAL CHARGING
Provide a separate method of activation for non-resident users where required.
What Happens When Everyone Comes Home at 6PM?
That’s where Dynamic Load Balancing matters.
Imagine 10 chargers today, 30 in a few years and eventually 60+ EVs. You don’t want to design the system assuming every charger draws maximum power at once. EN+ Dynamic Load Management manages the electrical capacity available for EV charging across the connected chargers — and long parking times make it particularly well suited to apartments.

MONITOR
Measure site demand.

CALCULATE
Determine how much capacity is currently available for EV charging.

DISTRIBUTE
Share available charging capacity across connected vehicles.

ADJUST
Respond as building demand and the number of connected EVs change.
One Controller. Multiple Chargers.
EN+ Load Balance Controller
For larger installations, the EN+ LBC can manage the available charging capacity across groups of connected chargers.
For apartments, Average Power Distribution is particularly relevant because connected vehicles can share the available capacity while they’re parked for extended periods.

HOW IT WORKS

More EVs. Same Building. Smarter Power Management.
Available EV power is managed by the EN+ LBC and shared across the connected vehicles — EV 1, EV 2, EV 3, EV 4, EV 5 and beyond.
More chargers can be added as demand grows, without assuming every charger needs full power at once.

Start with What You Need. Build for What’s Coming.
Don’t design an apartment charging system only for today’s EV drivers.
Perhaps only five residents need charging now — that doesn’t mean only five will need it in three years. Build the infrastructure. Add charging as demand grows.

Grants for Apartment EV Charging
Significant SEAI support may be available towards apartment charging infrastructure.
The EV Apartment Charger Grant is funded by ZEVI and administered by SEAI. It supports cabling, electrical infrastructure, communications, labour, construction and charge points for apartments and other multi-unit developments. SEAI also requires registered CPOs to advise on connection capacity and intelligent load management.
Grant values and eligibility can change. Always check the current SEAI terms before commencing work.

OWNERS’ MANAGEMENT COMPANY
Up to 80% of eligible costs.

BUILD-TO-RENT MANAGEMENT
Build-to-Rent management companies: up to 60% of eligible costs.

LOCAL AUTHORITY / AHB
Local Authorities and Approved Housing Bodies: up to 90% of eligible costs.

CAPS & CONDITIONS
Lower of €5,000 per dwelling or €100,000 per development; €600 per charge point. Network infrastructure: developments commenced before 10 March 2021.
Already Have an Apartment Charging Network?
Individual residents may also qualify for support.
Where a charging network is already installed, a resident first asks their management company for permission to join and to confirm the equipment required. They can then apply through SEAI’s Home Charger Grant: the lesser of €300 or 100% of eligible installation cost, subject to eligibility requirements.

ASK THE MANAGEMENT COMPANY
Get permission to join the network and confirm the equipment required.

HOME CHARGER GRANT
Apply to SEAI: the lesser of €300 or 100% of eligible installation cost, subject to eligibility requirements.

JOIN AS EV USE GROWS
Install the network infrastructure now — residents can join as EV ownership grows.

ONE NETWORK. MANY RESIDENTS.
A shared, managed network lets more residents join over time without starting again.
How the Apartment Grant Process Works
A high-level guide to the process.
IA Charger supplies EN+ hardware and charging technology that can form part of a solution delivered with an SEAI-registered Charge Point Operator (CPO). SEAI requires applications to be supported by a registered CPO and recommends obtaining three quotes. The CPO is responsible for the technical proposal and ongoing billing, maintenance and customer support.

1 — MANAGEMENT COMPANY
The OMC or eligible organisation decides to investigate apartment charging.

2 — REGISTERED CPO
The applicant obtains proposals from an SEAI-registered Charge Point Operator.

3 — DESIGN
The charging network, electrical capacity, billing and load-management requirements are assessed.

4 — APPLY, INSTALL & OPERATE
The applicant and CPO proceed through the SEAI application process; the approved network is then installed, managed and maintained.
What About Tax Relief?
Business Tax Incentive — Where Applicable
Irish businesses purchasing qualifying energy-efficient equipment may be able to claim the Accelerated Capital Allowance (ACA) — deducting 100% of qualifying spend in the year of purchase rather than spreading wear-and-tear over eight years. It depends on who purchases and owns the equipment, whether it is used for a qualifying trade, and the other ACA conditions.

100% YEAR-ONE RELIEF
Qualifying companies, sole traders and farmers can deduct 100% of qualifying spend in the year of purchase.

EV CHARGING IS ELIGIBLE
SEAI lists EV charging equipment (minimum spend €1,000). Equipment must be on the Triple E Register.

EN+ ON THE REGISTER
The Triple E database includes EN Plus EV charging equipment, including the NANO.

WHERE APPLICABLE
Not every installation qualifies — it depends on purchaser, ownership and use. The ACA runs to 31 December 2030.

Apartment EV Charging FAQs
Do apartment EV chargers need to be fast? Not necessarily. Apartment residents often leave their vehicles parked for many hours or overnight, giving significantly more time for charging than at a public fast-charging site. Charger power should therefore be considered alongside dwell time, vehicle requirements and the available electrical capacity of the development.
How do residents pay for the electricity they use? A managed charging system can identify users and record their charging sessions, allowing usage to be allocated to individual residents and billed according to the charging model chosen for the development.
Can residents use RFID cards? Yes. RFID provides a simple method of identifying authorised residents before charging. Depending on the configuration, App and other activation methods can also be provided.
Can we start with a few chargers and add more later? Yes. In fact, scalability should be considered from the outset. SEAI specifically requires charging networks delivered through its Apartment Charger Grant scheme to accommodate future growth.
Is there an apartment EV charger grant in Ireland? Yes. SEAI currently operates the ZEVI-funded Apartment Charger Grant for qualifying multi-unit developments. Funding can support charging infrastructure and charge points, with the percentage depending on applicant type and subject to eligibility criteria and scheme limits.
Can an individual apartment resident get a grant? Where an appropriate apartment charging network is already present, an eligible resident may be able to apply through the SEAI Home Charger Grant route. The current grant is up to €300, subject to the scheme requirements.
What happens if lots of residents plug in at the same time? Dynamic Load Management can manage the electrical capacity available for EV charging and distribute it across connected chargers, rather than assuming every charger can operate at maximum power simultaneously.
Does IA Charger operate the apartment charging network? IA Charger supplies EN+ EV charging hardware and charging solutions. Projects applying under the SEAI Apartment Charger Grant must work with an SEAI-registered Charge Point Operator, as required by the scheme.
